As you may be aware, the Tsawwassen First Nation (TFN) signed British Columbia’s first urban treaty in 2009. This made our Nation a full member of the Metro Vancouver Regional District, and as such, we have a separate municipal government with unique regulations, taxing authority, development approval processes and fees.
Therefore, we would like to formally request that your Industrial Market Research Reports include TFN lands appropriately, and separate them from any other municipality’s lands, such as The Corporation of Delta.
For background, the 2009 treaty gave TFN title to a land base of 1,800 acres. We have designated and zoned 300 acres for industrial development and are now marketing the land under the name Deltaport Logistics Centre.
Whereas TFN set aside 10 acres lands for our municipal works yard, sewage treatment facility and a boat storage area for a major tenant in our retail facility, the balance of these lands is available for long term leases.
Phase 1, representing approximately 100 acres, have been successfully leased out and our first completed project is Chevron’s diesel cardlock facility (1.5 acres). Other Phase 1 projects that will soon begin construction are:
• Delta iPort (57.4 acres / planned 1,300,000 sq. ft. logistics facility),
• Port of Vancouver (11.4 acres / planned 110,000 sq. ft. container examination facility) and,
• EuroAsia Transload (23.5 acres / planned 300,000 sq. ft. warehouse building).
Phase 2 of Deltaport Logistics Centre, which consists of the remaining approximate 200 acres, is currently being marketed. All lots are zoned industrial, serviced and can be and can be subdivided to suit specific requirements.
We anticipate the build-out of Deltaport Logistics Centre will accommodate approximately 4.5 million sq. ft. of industrial buildings. We are also in the process of opening our Tsawwassen Mills and Tsawwassen Commons retail facility (2 million sq. ft.) and have begun development of over 2,500 residential units in our community.
